Some cities and some towns on earth especially the popular ones, the ones harboring as many people as they can, called metropolises, have their own special locations. The spots for smart property investments since their rising value urges the investors, local or foreign, so much they cannot resist investing…

Istanbul, being one of those cities, packed with people from different socio-economical backgrounds and cultures, in addition to its local community, is now the target of expats, new settlers coming from abroad, international professionals looking for business opportunities, and such. There are very suitable spots in Istanbul which could make its investors “winners” in the real estate market since a solid return on investment is highly possible for those areas.

So, in this piece of content, we are going to take a sneak peek at those “special locations” we deem to be appropriate, actually more than appropriate, we can call it smart, even way too smart. So, let’s take a look at which districts, counties, or neighborhoods’ properties of Istanbul are on the rise, heavily demanded, or more importantly hot prospects for future investment.

The Districts of Istanbul with Rising Value

 Istanbul, A Majestic Painting

Istanbul… The city with an 8,000-year-old history… The crossroads of civilizations, the crown of states and empires, and the hotbed of growth and development… Different communities and different nations throughout history came to this ancient city and wanted to possess it. Many have failed, and some, on the other hand, eventually did.

Istanbul's historic peninsula: The city is like a painting

As was the case in the past, Istanbul still is a very popular city among people who like to be at the center of… Let’s say, everything. Which is the reason that makes the city very valuable, especially the properties erected on it.

But here is the thing. Like every other investor in the world, when investing in properties, one should already make thorough research, about the country, the city, and most importantly the locations. So this blog is written for those who want to invest in Istanbul, but not in a random location because everyone knows that when you invest, you invest smartly.

When you don’t know which neighborhoods’ value is rising, which district is a better investment, which is gaining popularity, you cannot make a smart property investment, can you? Therefore, we hereby kindly would like to invite you to benefit from our skills and knowledge sharpened by many years of experience in the Turkish real estate market, since we are, you know, something of a property expert ourselves.

Why don’t we take a short investment journey with you here in this historic but modern city of Istanbul, what do you say? If your answer is yes, then, let’s roll.

The Investor-Friendly Districts of Istanbul

Istanbul is one of the megacities globally recognized for its value. Looking at the numbers, Istanbul could be ahead of many global cities when it comes to the investments it receives. Next to the large project pipelines that the Turkish government is holding on for 2023, specifically for the centennial celebration of the foundation of the Turkish Republic, Turkey is also one of the leading countries in foreign direct investments.

You can earn a great return on your real estate investment by choosing investor-friendly regions of Istanbul

Turkey has attracted the interest of various foreign investors due to its rapid growth rates and structural reforms made over the last 15 years. According to FDI Markets, despite the tragic effects of Covid-19, Turkey rose to become the ninth most popular FDI destination in Europe in 2020 with 160 projects, keeping its position from the previous year and increasing its share from 3% to 3.1%.

The same thing also goes for the real estate market in Turkey. In 2021, housing sales to foreigners, and foreign investments in a way, increased by 43.5% compared to the previous year and reached 58 thousand 576. The share of house sales to foreigners in total house sales was 3.9% in 2021. Istanbul took first place in house sales to foreigners with the sale of 26 thousand 469 houses. In 2022, the Turkish Statistical Institute (TUIK) announced the house sales statistics for June 2022. Housing sales increased by 11.7 percent compared to the same month of the previous year and became 150 thousand 509. Likewise, housing sales to foreigners increased by 81.8 percent in June compared to the same month of the previous year and became 8 thousand 630. And again, Istanbul took first place with the sales of 3 thousand 906 houses.

The numbers speak for themselves, don’t they? Istanbul is the most ‘wanted’ city by foreign property investors, and they have a very solid reason for that: Rising Value! However, not all parts of Istanbul are good for investing in. For example, some parts are underdeveloped and receive less amount of investment from the state, some are overdeveloped and there is no space for growth and development.

But don’t you just worry, we are here, and we make a quite useful list for you to learn about the most profitable and open-to-development districts of Istanbul. If we sum up, mainly our suggestion is to take a look at these districts, write it down please, Beykoz, Beylikdüzü, Büyükçekmece, Kağıthane, and Kartal. These are, we absolutely think, the developing ones but with great potential for investing smartly in Istanbul.

To be more catchy, if we happen to make a formula out of it, we can come up with something like “3B2K”. Clear and simple, right? So, shall we together look deep into this 3B2K?

Beykoz

Let’s start with Beykoz. One of Istanbul's most prosperous and prestigious neighborhoods is Beykoz, which is located on the Anatolian side of the Bosporus. Between the Bosporus' entrance to the Black Sea and the streams of Küçüksu and Göksu, it is a region.

Istanbul's greenest neighborhood, Beykoz is among the quietest areas of the city and offers fascinating living spaces with its elite way of living and interesting settings. Due to its tranquil surroundings, it is a favorite weekend getaway spot for all Istanbul inhabitants. However, very few people are able to call Beykoz their home. Without ever leaving the city, you can experience nature here while still being close to your workplace. Families looking for a peaceful neighborhood with investment potential favor it very much.

Beylikdüzü

On the European side of Istanbul, there is another advantageous district called Beylikdüzü. Due to their confidence in the newly built structures, residents of Istanbul's older neighborhoods flocked to Beylikdüzü's freshly constructed buildings. From Avcılar to Beylikdüzü, the Metrobus (rapid bus system) was expanded in 2012. As a result of how simple it has become to commute to the city center, many individuals moved to Beylikdüzü.

Beylikdüzü, similar to a newly established city, is where newcomers are welcomed with open arms. Due to its recent surge in popularity, it is now a sought-after area for both residential and commercial buildings. Therefore, Beylikdüzü's land and property values have accordingly risen at the quickest rate in Turkey, rapidly increasing the wealth of its investors.

Büyükçekmece

Büyükçekmece, one of Istanbul's most picturesque neighborhoods, faces the lake valley and enjoys pure, fresh air away from the city center's air and noise pollution. It is a district and municipality in the western districts of Istanbul, on the European side of the Marmara Sea. It is also a sparsely inhabited region of Istanbul, with only 380,000 residents.

Buykcekmece is home to a large number of profit-making real estate developments

A sizable hinterland, some of it still agricultural, is included in the Büyükçekmece area and is home to numerous summerhouses and resorts. Up until a dam was erected to give fresh water to Istanbul, Lake Büyükçekmece and the sea were together. The renowned architect Mimar Sinan also constructed the Kanuni Sultan Suleiman bridge in this region.

In terms of its economic structure, Büyükçekmece is a town that has attracted significant institutions in the trade, industry, and educational fields have ready-made plans for the twenty-first century, and is receptive to all new ideas and advancements with the conviction that modernization is boundless. Prior to the modernization era, Büyükçekmece's economy was focused primarily on agriculture and fishing; however, in the last 20 years, it has attracted significant growth, particularly in the tourism and educational sectors.

Kağıthane

Kağıthane, Istanbul's newest commercial district, has received some of the most significant investments. With the addition of subway and tube crossings to its existing transportation options, Kağıthane's near future will likewise be highly promising for investments.

With its closeness to key business districts including Levent, Maslak, Mecidiyekoy, Taksim, Eminönü, and Karaköy, the Kağıthane region, is adjacent to major connector routes like the TEM Highway and D-100 (E-5), is developing into a new commercial, cultural, and educational hub of Istanbul.

With its Metrobus line, Industrial subway stations, Seyrantepe, TEM viaduct, and Dolmabahçe-Bomonti tunnel, which reduces the journey to 5 minutes, Kağıthane is a new center for both new life and enormous investments.

Kağıthane, the most central region of Istanbul, has experienced significant growth, particularly since the Conservation Board completed the region's restructuring project in 2010 and implemented the development plans. Many real estate pundits believe that among the neighborhoods of Istanbul that are developing the fastest is Kağıthane.

Kartal

Kartal is a huge magnet for people looking for fresh air because it is surrounded by the sea and forest. Kartal connects Istanbul with the rest of the world thanks to its closeness to the Sabiha Gökçen Airport, which is only 10 minutes away and is easier to access due to its proximity to the D100 (E-5) highway. It is a transportation hub since there are so many options for traveling, including the subway, the IDO ferry terminal, and even high-speed trains.

Kartal is a neighborhood in the Asian Istanbul, where real estate developments are making a lot of profit

Kartal, which is located on the Marmara Sea's coast, offers fantastic opportunities for a promenade along its coastline due to the abundance of magnificent recreation areas, playgrounds, cycling or jogging trails, as well as a variety of cafés, restaurants, and event spaces. Kartal is a developing neighborhood with a number of business hubs and luxurious apartment complexes.
